The Lagos State Government has identified 176 estates built without the required planning approval. These estates, mainly found in Eti-Osa, Ajah, Ibeju-Lekki, and Epe, have been labeled illegal and given 21 days to start the process of regularizing their layouts.
Mukaila Sanusi, the Director of Public Affairs at the Office of Physical Planning, revealed this in a statement. He explained that the Ministry of Physical Planning and Urban Development published a full list of the affected estates on Monday, August 4, warning that any estate without an approved layout is considered illegal under Lagos planning laws.
According to the Permanent Secretary of the Office of Physical Planning, Engr. Oluwole Sotire, these unapproved estates go against the government’s plan for sustainable development. He said such actions disrupt the T.H.E.M.E.S+ Agenda, which is the state’s strategy for building an organized and future-ready Lagos.
Some of the estates named include Adron Homes in Elerangbe, Aina Gold Estate in Okun-Folu, Diamond Estate in Eputu, Prime Water View Garden in Ikate Elegushi, and Royal View Estate in Ikota. The full list is available through the Ministry.
The government has asked the developers and owners of these estates to submit all necessary documents within 21 days. They are to report to the Ministry of Physical Planning and Urban Development at the Secretariat in Alausa, Ikeja, to begin the layout approval process.
The Ministry described this as part of its usual responsibilities to ensure both public and private estates follow planning regulations. The aim is to keep development across the state well-structured and in line with the smart city vision.
The government also reminded developers and agents to register with the Lagos State Real Estate Regulatory Authority (LASRERA), which monitors the real estate sector to ensure professionalism and protect buyers.
